Bingshan Huigu Smart Integrated Industrial Park is located at No. 888 Xinan Road, Shahekou District, Dalian City, Liaoning Province. It is a smart industrial park developed through the redevelopment of the former site following the relocation of Bingshan Group. The original factory site covers an area of 180,000 square meters, and upon completion of the renovation project, the total floor area will reach 150,000 square meters. The park is jointly funded and built by Dalian Bingshan Group and Zhejiang Southern Design Institute.

Adhering to the guiding principle that culture is the soul and industry is the root, Bingshan Huigu Industrial Park leverages the platform advantages and resource-integration capabilities of Bingshan Group to drive the renewal and upgrading of the industrial structure in the former industrial zone. By serving as a pilot and demonstration model for industrial development, the park fosters a smart, innovation-driven industrial ecosystem; integrates distinctive supporting services to deliver an information- and intelligence-enabled lifestyle; and, through the application of cutting-edge thinking and innovative concepts, is being developed into a “urban park and future community.”

Preservation and Adaptive Reuse of Industrial Heritage

Beginning in the 1960s, Europe pioneered large-scale adaptive reuse of historic industrial buildings. Today, such conversions are once again enjoying a global resurgence. Many former factory halls and workshops have been repurposed as residential and leisure spaces or as office environments. Some have attracted designers and artists thanks to their exceptional spatial qualities, becoming creative hubs and incubators for the creative industries. Others have been transformed into art galleries, science and technology exhibition centers, or even industrial heritage parks, creative industry parks, and smart industrial parks—serving as platforms for preserving and commemorating industrial history and culture. Leveraging the strong industry backgrounds of the two major shareholders, the park attracts major players in these core sectors, thereby fostering a robust industrial clustering effect.

Upstream and downstream industries aligned with the leading sector, along with industry demonstration projects, account for 30% of the initiative, fostering enterprise clustering and the formation of industrial alliances. The regional economic industrial chain is optimized to strengthen win-win collaboration among universities, enterprises, and research institutions.

Specialized service and supporting facilities centered on the integrated triad of industry, culture, and history account for 30% of the overall development. Currently, the park has, as planned, developed several “park-within-a-park” models. Key projects include the Dream Corridor, which focuses on cultural and creative industries; Artisan Street, showcasing the distinctive spirit of Dalian’s artisans; Jiudie Cultural & Creative, centered on big-data-driven cultural industries; and the 2020 Innovation and Entrepreneurship Workshop, embodying a strong ethos of innovation and entrepreneurship. Additionally, there is the 1930·Bingshan Industrial Culture Exhibition Hall, built on the foundation of an industrial heritage site and integrating Bingshan culture with educational and exhibition programs on cold- and heat-related knowledge.

Ongoing projects include: a state-of-the-art, professional-standard competitive ice rink (featuring Ice Mountain Group’s latest CO2 secondary refrigerant technology, which delivers high cooling efficiency, is environmentally friendly and pollution-free, and was also used at the Beijing 2022 Winter Olympics); the “Bear Cave Street” project (which saw the company’s intelligently manufactured Mechanical Golden Bull make an appearance on the 2021 Spring Festival Gala); and the “Xiangle Bar” large-scale internet-famous livestreaming base project.

Looking ahead, BingShan HuiGu will, with strong support from the government, fully leverage its spatial and site advantages to vigorously develop new “three-innovation” business models, enhance the park’s service and supporting infrastructure, expand ancillary services, optimize the upgrading of its industrial mix, and establish itself as a landmark hub for the three innovations in Dalian.
